Tell us which flat you want, then complete our online application form. It only takes a few minutes and works from any device, anywhere in the world. A commitment fee of one week's rent secures the flat.
Sign your fixed-term Common Law Tenancy. If you have not rented in the UK before, we will explain every part of the agreement before you sign.
Pay your deposit of three weeks' rent about 60 days before move-in. It is protected in the government-approved Deposit Protection Service (DPS) custodial scheme, so it is held safely by the scheme, not by us.
Move in on your tenancy start date. Everything is ready: furniture, white goods, and all the essentials are already in place.
A Common Law Tenancy is a fixed-term rental agreement, commonly used for student lettings like ours. It sets out the rent, the length of the tenancy, what is included, and the rules for both the tenant and the landlord.
You and the landlord both sign it. It is a legal document that protects you. It means the landlord cannot change the terms without your agreement, and you have the right to stay for the agreed period. Your deposit is still protected in a government-approved scheme.

The Deposit Protection Service is a government-approved scheme. When you move in, you pay a deposit. By law, your landlord must protect this deposit in one of these approved schemes.
Your deposit is held safely and cannot be spent by the landlord. When your tenancy ends, your deposit is returned to you, provided the apartment is in the same condition as when you moved in (allowing for normal wear).
If there is any dispute about the deposit, the DPS provides a free resolution service.
Rent is paid in three termly instalments: end of September, end of January and end of April. This route needs a UK-based guarantor, someone who lives in the UK and agrees to cover the rent if you cannot. Many parents take this role themselves.

Pay the full year's rent in advance and no guarantor is needed at all. This route comes with a 5% discount on the rent and is the usual choice for international students without a UK-based guarantor.
Both routes are set out clearly in your tenancy agreement before you sign, so you always know exactly what is due and when.
