Who we are

Sterling is a family-run property business. We own and manage every apartment ourselves. There is no agency, no call centre. When something needs attention, your son or daughter speaks to us directly.

We have been letting to students for years, and many of our tenants are international students studying at Bournemouth University and the Arts University Bournemouth. We understand the concerns that come with renting from abroad, and we work to make the process as clear and straightforward as possible.

ANUK/Unipol National Code

Both of our buildings are members of the ANUK/Unipol National Code of Standards (approved 2025). This means the buildings, their management and the relationship with tenants meet an independently recognised set of requirements.

Deposit protection

Every deposit is protected in the government-approved Deposit Protection Service (DPS). Your money is held safely and cannot be used by the landlord.

When the tenancy ends, the deposit is returned in full, provided the apartment is left in good condition (allowing for normal wear and tear). If there is any dispute, the DPS provides a free, independent resolution service.

Acting as a guarantor

There are two ways to pay the rent. The first is termly, in three instalments at the end of September, January and April; this route requires a UK-based guarantor. The guarantor agrees to cover the rent if the tenant cannot, and needs to live in the UK. Many parents take this role themselves. If you are acting as guarantor, you complete our short online guarantor form.

The second route is to pay the year's rent annually in advance. This removes the guarantor requirement entirely and comes with a 5% discount on the rent. It is the usual route for families overseas.
